The Health and Safety at Work Act 1974
Puts a duty of care upon both employer and employee to ensure the safety of themselves
and that of others whilst carrying out their duties.
The Electrical Equipment (Safety ) Regulations 1994 under the Consumer Protection
Act 1987
States All electrical equipment must be SAFE and effects;
Persons who hire out electrical equipment in the course of business,
Persons who in the course of business, let accommodation which contains
electrical equipment.
The Gas Safety Regulations 1994/96 require that regular safety checks be carried out
and records kept & made available to tenants
This effects persons who in the course of business let accommodation which
contains any gas appliance.
Combine both of these Regulations and the Safety Service available for Landlords,
Property Managers, Letting Agents, Local Authorities and Housing Associations is
